Budgeting: What to Consider When Doing a Kitchen Remodel

A kitchen remodel has a lot of components that go into it, from the different cabinet options to appliances and fixtures. You will also need to determine what you want on the walls, countertops, and lighting. All of these components will add up, but the cabinets’ cost will be about 25% of the entire budget. (1)  This is important for our clients to understand when they are trying to decide what kitchen remodel they would like. While they may not love their kitchen cabinets, saving them could make the remodel a bit more budget-friendly. We could offer a kitchen reface if the cabinets are of a quality that would allow for this.

The kitchen cabinets will be one of the biggest expenses, starting at $10-20K for a mid-range set. However, this cost can quickly go up, depending on the quality of the cabinets you are looking at. The actual cost of the cabinets is the most significant expense. The installation, in most cases, is a much lower expense. With the average being around $6K. (2)

However, a kitchen reface may help save in the cabinet department. A kitchen reface is where we would keep the existing cabinets and put new doors and fronts onto them. While this might sound a bit crude, in reality, the refacing of cabinets is quite common, and they turn out really well. We could also add a few additional cabinets or swap a few out. Of course, this option may not be the best if your cabinets are not high quality. You don’t want cabinets that are falling apart or not sturdy; for those types of cabinets, it would be best to look into replacement.

Plan for Surprises

Surprises happen in just about any remodel. However, we do our best to keep them under control. Our team has been remodeling kitchens for over 25 years and knows what to look for in many cases. We understand there will be issues to some degree, which is in our original plan. Things such as what the wiring looks like on the inside of the walls and if there was any water damage under the cabinets are things we cannot see until we get into the project itself. However, we can look under the house to see if there are signs of water damage. We can also look at the wiring in the electrical box to determine the age and condition of the wiring. Either way, these are things we do to help minimize surprises. But, even with all of our experience and expertise, we will run into a bump every now and again.

Because of this, it is recommended that you set aside about 20% of the budget for surprises. This is not only various things we might find during tear out but also changes you might make as you see the project come together. (1)

What to Expect as Far as Costs

You can expect to pay for the quality of workmanship and materials. The average cost runs around $150/square foot. This means that major kitchen renovations are around $70,000, but if you were looking for something a little less upscale, you could be looking at around $10-15K. This lesser option would include things such as resurfacing your cabinets, painting the walls, maybe a new backsplash or tile, and upgrading your sink. However, if you want more than that, you will need to budget for it.  

Kitchen remodels can go as high as $130K for those looking for high-quality materials, unsurpassed construction, high-end appliances, and more. The cost depends on what you want to do with the kitchen and how much you want to be done by the pros. (3)

As you can see, there is a wide range of what a kitchen remodel will cost. This is mainly due to what materials you choose. For example, the cost of high-end stone tile can be $40/square foot. But, a lower option, vinyl tile, could be as little as $1/square foot. But, then, you will need to consider the installation cost. While cabinet installation costs don’t change much with different cabinet setups, the tile and flooring will change. This is due to the complexity of the job. If the tile pattern has a lot of unique cuts and issues, then more labor will be involved, and the cost will go up. (2)
